HOA visions could be challenged by Mountain Shadows rebuild

Some who live in Mountain Shadows are worried an abundance of builders could result in an unsightly mix of new and varying architecture and designs.

The manager of the Parkside subdivision, Chuck Fowler, is working on some new guidelines for rebuilding.

Fowler said about 140 homes in his area were destroyed. He hopes to get input from neighbors before issuing guidelines for rebuilding.

“Covenants for our master plan communities didn’t contemplate a wildfire destroying as much property as has to be replaced,” said Fowler.

Fowler said his goal is to restore property values and enhance the neighborhood.

“We had to get going quickly, otherwise its just been a hazard,” said homeowner Doug Abernathy about his destroyed home in Mountain Shadows.

While Abernathy is not part of a home owners association, he is also contemplating how his new home will fit into his old neighborhood.

“I still think it should be Colorado-specific. We have a lot of neighbors still here, we have to respect them,” he said.

“It’s every property owner’s prerogative to make that decision, but I hope it’s appropriate for our neighborhood,” Abernathy added.

Fowler said another idea is being suggested; to create a special district at Mountain Shadows that would have more authority than neighborhood HOA’s. That group would be created for the purpose of enforcing design guidelines.

It has also been suggested that district would be paid for through a mil levy.
